How to Rent
HOW TO RESERVE AN OCCUPIED ROOM WITH NO CONTRACT END DATE
(MONTH TO MONTH)
Normally, we hold open rooms for up to 2 weeks with a deposit. If the room is currently occupied and the Resident has a confirmed departure date, you can reserve the room anytime in advance of the person’s departure date.
Even if a room is currently occupied, you can make a reservation for that room. All our month to month customers (except for one month contracts) give us a 30 day notice before they depart. Rooms in the locations customers are asking to reserve become available every month. This allows us to arrange a room for new customers 99% of the time. If there is an issue with price differences between the requested and available rooms, often we can arrange a discount on the rent.
We will add your name to our waiting list and let you know at least a month or more before your arrival date whether we are able to guarantee a room for you. If for some reason we are not able to offer you a room, you have the option of reserving a different room or we can refund your reservation deposit.
Arrival and Departure Procedures:
If you are coming from outside of Japan, please confirm and email us your flight schedule several days before your arrival. WHEN YOU ARRIVE AT THE AIRPORT CALL US (090-1703-1267, 080-4149-1338), we will meet you at the nearest train station to the property or at the property address.
If you already live in Japan, we will arrange a meeting time and place for your move in.
Before receiving keys to the property, it is necessary to pay the first month’s rent, and security deposit. We are not yet set up to accept credit cards, so it will be necessary to pay in cash (Yen) or by PayPal prior to your move in date. Please be aware that setting up a PayPal account can take a week or more. ATM machines in Japan will only dispense approximately 30,000 yen a day unless you raise your card daily withdrawal limits before arriving in Japan. You will also need to notify your bank or card company that you want your cards activated for international use outside of your home country. PayPal sometimes charges a transaction fee. Please note that we do not pay for the transaction fees. When you send money by PayPal, on the PayPal send money page, please select the “payment owed” radio button option. If this option is not available, please select the option for ‘sender pays the transaction sending fee’ or we will ask you to reimburse us for any transaction fees. If you have a lot of luggage, we recommend using the luggage forwarding service at the airport to send your luggage to the house. A second choice would be to take a taxi to the house from the closest train or bus station, though this will not work for all of our locations.
When you first enter your room, if you discover any damage, please report it right away to avoid liability.
When you move out of your room, please refer to your contract and checkout list for specific instructions on where to leave your keys and cleaning your room. We ask that you leave your room in the same clean condition as when you moved in.
